Yorkville is
rich in Real Estate History: The area of Yorkville was founded in 1830 by then prominent citizens of the Town of
York (early Toronto): Joseph Bloor and William Jarvis. Their goal was to provide a garden suburb
on what was a suburb of the town. When the Town of York became the City of Toronto in 1833, the Village
of Yorkville maintained it’s independence and was only annexed to the City in 1883. It wasn’t until the completion of the Bloor Danforth subway line (public transit)
in 1966 that higher population densities were allowed by the City’s official plans: Homes along Bloor
Street were converted to shops and condominiums. In the 1960’s and 1970’s Yorkville became
a bohemian mecca for the hippies: The CBC presents an excellent Documentary into this time period.
During the 1970’s and 1980’s high end retailers began locating
along Bloor Street and low rise office buildings were replaced with highrise office buildings. As demand for the prime downtown location increased the once run down area attracted substantial real
estate investment and renewal resulting in the posh lifestyle enjoyed by those living in the
Yorkville of today.
It is fitting that this
Toronto garden oasis of the 1800’s has become one of the prized real estate locations
in the City of Toronto. Land is at a premium
and most all pieces of Yorkville property have been developed or are
being developed mostly in the form of condominium towers. While there are a few Yorkville
houses that exist in the neighbourhood the residential area is most renowned for the luxury condos.
According to Wilkipedia: Yorkville now commands rents of $300 per square foot, making it the 3rd most expensive retail space in North America. Bloor St. was recently named the 7th most expensive shopping street in the world by Fortune Magazine, claiming tenants
can pull in $1,500 to $4,500 per square foot in sales. Yorkville homes
sell for a million dollars and more while one bedroom condos start at around $350,000.
YORKVILLE ARCHITECTURE
& MORE YORKVILLE HISTORY The original architecture of Yorkville Houses presented the Victorian style homes
imported during the 1800s from Europe. Most have kept the Victorian architecture of the early days yet
their new home owners have in most cases completed extensive renovations to keep current
with modern day advances in technology: e.g. building amenities to suit their needs, electrical
and plumbing upgrades, etc. As the Yorkville Homes and buildings are an important part of Toronto's
heritage Historical Designations strive to protect many of the Yorkville
buildings. The Yorkville Public Library (built by the famous steel tycoon and philanthropist: Andrew Carnegie)
and the Yorkville Fire Hall are examples of this.
Modernism often reflects the architecture
of the new condominium developments. To attract the upscale clientele large lobbies promoting
elegance for sale are most often the norm.
